Buying a new construction home is a great option, but it’s a little different than buying a resale home. Here are three things you need to know about before making your decision.
If you’re in the market to build a brand-new home, here are three things that you need to do:
1. Hire an agent. Some people think that they’ll be OK just hiring the on-site sales representative. However, that person works for the builder and has their best interests in mind, not yours. You deserve your own fiduciary, and you can get that by hiring an agent. The best part is that the agent is free to you because the builder pays our commission. An agent will help you negotiate with the builder on price, upgrades, and more in order to get you a better deal.
2. Be flexible to change. Delays always happen when building a new home. Your completion date may very well get pushed back multiple times.
3. Do a walk-through. There will probably be multiple walk-throughs throughout the process. If you have a strong agent on your side who knows exactly what you want and you can communicate that to them, they will take care of any issues that might arise throughout the build process.
