How many homes do you need to view before finding ‘the one’?
How many homes does it take to find ‘the one’? The short answer is simple: five. You may be thinking that five is too small of a number, but when you’ve narrowed down your search, we sometimes find that it takes viewing fewer than five houses to find the perfect one for you.
Everyone’s priorities differ, and your Realtor will help focus the search around your specific needs.
So how do you narrow your focus? First, you need to hire a wonderful real estate agent who knows the area well (this is especially true for newcomers). Your agent’s job is to inform you about all the different areas nearby, too. For example, if you plan to move somewhere within this area and know you want your kids to stay enrolled in the same school, you’ve already narrowed your focus to properties within that school district.
Your focus could be based on being in a golf course community, having a certain commute time to work, being in a specific hotspot of town, and more. Everyone’s priorities differ, and your Realtor will help you focus the search around your specific needs. Gone are the days when you have to go see 40 or 50 homes to find the ideal one. Nowadays the internet can feed you much of the data you need, and sometimes, you go out looking at houses and find ‘the one’ on the very first day. Don’t waste your time searching for properties before you narrow your focus.
